Phase 4 - Execute

Overview

This phase focuses on validating the completed works through Building Control checks, practical completion inspections, commissioning of all systems, and resolution of any outstanding defects. Formal handover documentation is issued to the client, including O&M manuals, as‑builts, warranties, and compliance records. Commercial close‑out activities—such as final account agreement, retention management, and bond closure—are completed in parallel.

The team conducts a structured lessons‑learned review, manages the Defects Liability Period, and issues the Final Completion Certificate once all obligations have been met. Client‑facing deliverables, such as case studies, photography, and satisfaction surveys, close the phase.

Key Outcomes

Practical Completion achieved, with all inspections and snagging documented

Fully commissioned building systems ready for occupation and use

Complete and compliant O&M, warranty, and as‑built documentation handed over

Final accounts agreed with subcontractors and the client and Retentions, bonds, and contractual obligations closed out

Lessons learned captured and fed back into organisational improvement

Final Completion Certificate issued at the end of the Defects Liability Period
